LEDGER
One source of truth. Nothing slips through.

Operators housing dozens to hundreds of residents.

Multi-occupant housing where residents stay weeks to months, and the organisation — not the resident — owns the unit. Built for hotels and hospitality groups first, and every operator who runs housing like them.

Hotels & resorts

Owned and rented housing in one map, allocation that respects shift teams and split rotas.

Hotel groups & chains

One ledger across every property, group-level visibility, property-level autonomy.

Student housing operators

Term-aligned leases, roommate matching, parent-visible inspection reports.

Corporate-leased housing

Leased blocks of apartments under one ledger, per-employee cost transparent to finance and HR.

Property management

Per-client workspaces, white-labelled resident app, landlord statements going out on the first.

Project housing

Construction camps and project crews, rotating shifts, mobile-first capture for remote sites.

Five workflows. One ledger.

Five workflows that share one unit map, one resident list, and one financial truth — so nothing has to be re-keyed between them.

ALLOCATION

Plan the season before it arrives.

Smart Match places every arrival across your unit map, respecting rooming rules, contracts, and gender splits.

RELYO AI

AI that prepares the work. You approve it.

Not a chatbot bolted on the side. Ask Relyo to draft an arrival plan, triage a ticket, or check a utility bill against your baseline — it prepares the work and surfaces it for you. Nothing it touches goes live without a person signing off.

01WORKFLOW Allocation

Drafts the arrival plan

Ask it to place your arrivals and it proposes a full plan across your unit map — honouring contracts, rooming rules and shift teams, and surfacing conflicts before they happen. You review and approve.

02WORKFLOW Inspections

Reads inspection photos

It reviews move-in and move-out photos, flags likely damage, and files everything back to the resident's record for you to confirm.

03WORKFLOW Tickets

Triages and routes tickets

When a resident reports an issue, it sorts severity, checks for duplicates, and routes it to the right on-call maintainer — so the right person gets it first.

04WORKFLOW Utility billing

Checks bills against your baseline

Drop in a utility bill and it reads the lines, splits them per unit, and flags anything that deviates from your historical baseline — with the likely reason.

05WORKFLOW Finance

Drafts the landlord ledger

It prepares monthly owner statements and proposes deposit settlements at move-out against signed inspections, ready for you to send.

Ask about housing, tickets, bills…

The whole operation, in your pocket.

Relyo AI lives on your phone. Ask it anything — who still needs a bed, why a bill spiked, what happens if you move three arrivals — and it answers from the same ledger your team works in. Read the daily digest and approve the day from the kitchen table.

  1. 07:10“Anything I need to handle?” The whole overnight digest, in ten seconds.
  2. 09:12Approve Monday's arrivals from the train. Smart Match already placed all 147.
  3. 13:45A bill spikes 3.2×. Ask why — the meter history opens in the thread.
  4. 21:30“What if I move three to Pine Lodge?” Modelled in seconds.

Got a question?

What is Relyo?

Relyo is an AI operating system for housing operations. It connects allocation, inspections, tickets, utility billing and finance into one ledger, so the work that usually runs out of spreadsheets and WhatsApp groups runs out of one system instead. One AI assistant helps across all five — it drafts, triages and checks the work, and nothing it touches goes live without a person approving it.

How quickly can we go live?

Five days from contract to your team using it in production. We import your existing unit list and resident roster from whatever you have today, spreadsheet, Notion page, the old PMS. There's no IT project, no integration build, no waiting on procurement. One of the founders sits with your operations lead for the early weeks.

What happens to our existing spreadsheets and HR data?

We import them. The first 48 hours of a Relyo pilot are spent loading your unit list, your landlord contracts, your current resident roster and the last 12 months of utility readings. After that the spreadsheet becomes a snapshot, not the source of truth. You can keep exporting back to it if your finance team needs CSVs.

What does the Summer 2026 pilot cost?

Nothing. The pilot is free for selected partners. We cover setup and onboarding, and you run your operation on Relyo at no cost. Pricing only enters the conversation if you choose to continue beyond the pilot, and we'll figure that out together.

Ready when you are.

  1. 1
Demo on your own housing data.
  2. 2
Import your data — no IT project.
  3. 3
Run the season on one ledger.
